How do I apply for a rental property?
To apply for a rental property, you can head to the listing on our website and apply directly from there. Simply click the “Apply Now” button, and then you will be directed to our secure online application form. You’ll be asked to provide personal contact information, proof of income, employment details and consent for background and credit screening.
What screening criteria do you use to approve tenants?
At Stormo Property Management, we perform a thorough screening process. We check credit history, income and employment verification, rental history and landlord references, criminal background and eviction records. This helps us find reliable renters who will pay on time, respect the property, and comply with the lease.
We ensure fairness and compliance with Minnesota fair housing laws when conducting our tenant screening process.
What does my income need to be to qualify?
Generally, applicants must have a combined monthly income of at least three times the rent. We verify income through recent pay stubs, tax returns or employment letters.
How much is the security deposit, and when is it due?
Security deposits typically equal one month’s rent, though this may vary.
Deposits are due when you sign the lease and must be paid before move-in. We hold all deposits in a trust account and return the deposit (minus any allowable deductions) after you move out, in accordance with Minnesota law.
When is rent due, and how can I pay it?
Rent is due on the first of every month. We offer multiple convenient payment methods through your online tenant portal, including ACH bank transfers, credit/debit cards, scheduled automatic recurring payments and more.
Your tenant portal also lets you view your account balance, payment history, and any fees or credits applied.
Is there a grace period for rent payments?
Some leases offer a short grace period, while others require payment on the first day of the month. Your specific lease agreement will outline the deadline and any applicable late fees. We encourage tenants to set up automatic payments to avoid delays or late charges.
What if I can’t pay rent on time?
If you anticipate that you may have trouble paying rent on time one month, please contact us as soon as possible. While late fees and lease terms still apply, early communication is always best. It will allow us to provide guidance and avoid escalation.

How do I submit a maintenance request?
All non-emergency maintenance requests must be submitted through your online tenant portal. Providing detailed information, such as photos or videos of the issue, helps us assess the problem quickly and assign the right contractor.
For urgent or emergency issues, such as flooding, lack of heat, electrical hazards, or safety concerns, please call our emergency maintenance line immediately. We offer 24/7 emergency response for urgent situations that cannot wait until regular business hours.
How quickly are maintenance issues handled?
At Stormo Property Management, we work with trusted local vendors to address repairs promptly. Response times depend on the severity of the issue.
For emergencies, we respond immediately. For major issues, we typically respond within 24-48 hours. For routine maintenance, we address the situation within a few business days.
Regardless, we always aim to keep you updated on scheduling and repair status.
What should I do in an emergency?
For emergencies involving flooding, carbon monoxide, electrical danger, heating issues in the winter, or other safety concerns, contact our 24/7 emergency maintenance line.
For life-threatening situations, such as a fire, always call 911 first.
Am I allowed to make changes or improvements to the property?
If you wish to make changes to the property, you must get written approval. This includes painting, installing permanent fixtures, upgrading appliances, mounting TVs, changing locks, modifying landscaping and more.

Do you allow pets?
Pet policies vary by property. Some homes allow cats, dogs, or small animals, while others do not. Listings will specify whether pets are allowed, breed or size restrictions and pet deposits or pet rent.
What happens during the move-in process?
On move-in day, you will receive keys, a move-in inspection checklist, information on how to use your tenant portal and property-specific guidelines, such as trash pickup day, parking availability, HOA rules and more.
We encourage tenants to complete the move-in inspection carefully and note any existing problems. This protects you from being charged for damages that were present before your tenancy began.
Can I renew my lease?
In most cases, yes! We value long-term tenants, and we offer renewal options whenever possible. A few months before your lease ends, we will contact you about renewal terms, rent updates, and next steps.
The renewal process is simple and completed electronically.
How do I give notice if I plan to move out?
Your lease outlines the required notice period. Typically, it’s between 30 and 60 days. If you plan to move out, you must submit notice in writing. You can do so through your tenant portal or by email.
After notice is received, we will provide move-out instructions, coordinate a final inspection, explain cleaning and repair expectations and guide you through the key-return process.
Following all our move-out steps helps ensure a full security deposit return.
How and when will I get my security deposit back?
After your move-out inspection, we review the property's condition and compare it to the move-in report.
Deductions may be made for unpaid rent, excessive cleaning needed, damage beyond normal wear and tear and missing keys.
If any deductions are made, a detailed statement will be provided for full transparency.
What counts as normal wear and tear?
Normal wear and tear refers to minor damage caused by everyday living. This includes, but is not limited to, light wall scuffs, slight carpet wear, faded paint, loose doorknobs and light scratches on flooring.
Major damage, such as holes in walls, broken fixtures, pet stains, or unauthorized alterations, are not considered normal wear and tear. These types of damages may result in deductions from the security deposit.
